Naomi in Indianapolis
Hello friends!
I'm back and had a great time!
This is my first real visit to a Mid-West state and I was really curious about what it meant. It IS different from what we are used to see here in the Silicon Valley. Everything is slow paced....there's time...no rush... and the people are all SO nice!
For example- while I was filling up gas in a gas station before leaving, there was a young guy in a car next to me fueling and smoking! I heard horror stories about gas stations blowing up and got so scared. I kind of hesitated, he looked a bit rough but I needed to SAVE my life so I knocked on his window and told him his cigarette next to the pump was frieking me out a bit. He looked at me, smiled, said "No problem, ma'am" and just extinguished the cigarette. He even waved good-bye to me when I drove away....:-). True story! Same thing happened to me years ago in a gas station in Stevens Creek, Cupertino and was definitely NOT the reaction I got back then....
Indianapolis airport is amazing. Was inaugurated only 4 years ago and is ultra-modern and full of art-work. Very impressive, one of the nicest I have seen.
The funny part? 4 bedroom homes with one bathroom- can't get over the shock after what we are used to here. The house where I live in Palo Alto has 4 bedrooms and 3.5 bathrooms- pretty normal-right?
The lots are huge- you can see little 900sqf houses on a 8500sqf lot. Pretty amazing. And everything looks so green and lush...
So dear friends- for all those who liked the duplex I posted here a couple of weeks ago- $47,000K with a monthly rent of $1000, too bad you didn't make a fast decision because it's SOLD!
I got it!!! 15% ROI on a relatively small investment, with a beautiful remodel inside and tenants already in on each side.
Some of you "missed the boat" for Phoenix. Don't miss it again if you are planning to invest in cashflowing real estate! Investors are already getting very interested in Indianapolis and we'll see prices going up pretty soon!

Big investors are buying homes by the thousands- what does it mean for YOU?
These are the big boys- so what about YOU?
Large investor firms are taking advantage of the deep discounts found in some housing markets, and they’re finding that buying one or two homes is just not enough -- they want thousands. The investors are then renting the homes out to tenants, banking on returns from the rental income, which they say is better than other investments at the moment...For example, large private equity investors like Waypoint, which signed a deal with GI Partners, says it plan to buy 10,000 to 15,000 additional homes by the end of next year.“We realized that there is a tremendous amount of brain damage around acquiring single-family homes, renovating them, and renting them out,” says Colin Wiel, a co-founder of Waypoint. “We think this is a huge opportunity, and we are going to treat it like a factory and create a production line to do this.”Meanwhile, rental demand is rising and so are rents.
Economists say that investors buying the homes by bulk could help to stabilize the housing market.

What this means for YOU is that once all these big firms get into the investing game prices will be driven up and you won't be able to compete with them, but if you do invest now, you'll benefit from their work!
