Where should your next investment be....?

Coliving is the new trend for high-end investors!


The San Francisco Bay Area is leading this trend once again and there are tens of coliving spaces all the way from Northern to Southern CA. All this being driven by the need of young professionals to share living spaces because of high rents and the need to connect with others when in a new location.

These last weeks I have been researching suitable locations for starting a coliving project:

1. The San Francisco Bay Area:

Minimum purchase price for 5 bedrooms:                              $ 1,500,000
Estimated gross rental income for furnished unit (annual :    $   120,000
- Advantages: high demand, easy to rent out.
- Disadvantages: high taxes, low returns.

Target renters population: Hi tech young professionals.

2. Austin, TX:
Average purchase price for 5 bedrooms:                                  $ 1,000,000
Estimated gross rental income for furnished unit (annual):     $      60,000

Advantages: hip town, high young incoming migration*
Disadvantages: high property taxes (3%!).

Target renters population: Millennials

3. Phoenix, AZ:
Average purchase price for 5 bedrooms:                                  $  500,000
Estimated gross rental income for furnished unit (annual):     $    48,000         

Advantages:
Fastest growing city in the US!**
Low taxes
Disadavantages: It's hot in the summer (but people still relocate).

Target renters population:
Young professionals, families, 50+ and retirees!

The future of investments is in co living!

Hello friends/followers,

For those who don't know me well, I started my real estate business in the US in 2008 (good timing) and shortly after, in The Netherlands as well. Saw the opportunity of renting by Airbnb and have been doing it ever since.

Now- everybody is in the Airbnb market and restrictions might be coming up everywhere so it's time to move to the next trend- Co Living! The big companies already got it so now it's time for us, smart investors, do the same.

Why is co living the next trend?
- It appeals to all ages: live with age peers and socialize,
- It is affordable,
- Smaller is better (present trend)
- There is lots of demand!
