Chandler/Gilbert- what is your investment budget?


Hi all,


Just came back from AZ after an extensive search for cashflowing investment properties all over the "Valley of the Sun".


You'll get a better ROI with the smaller houses, 3bedrooms/2baths, around 1300 sqf, which you can purchase in the $ 70K's and rent for $850. Those are the prices for San Tan Valley (Southeast- 40 min. drive from Phoenix).


Chandler and Gilbert (East Valley- close to Phoenix), are the hi-tech and more upscale locations. You can purchase a house there for $130K- including repairs and tenant, and rent for $1200.


In Avondale (West Valley- 20 minutes drive from Phoenix) you can purchase a 3-4 bedroom house in the $80K's- repairs and tenant package included, and rent for $ 950.
