Why I invest in Portugal now???

 



Hello friends,

I haven't been blogging here since 2019 as I decided to stop investing in the US for now. Still enjoying the properties I own in AZ but time to move somewhere else. 

And then...  sunny, colorful, fun, Portugal showed up!


Why Portugal then.....?

1. With its mild weather and beautiful beaches, Portugal has become a magnet for European tourists, young nomad professionals and retirees from all over the world and the US!

2. Real estate is still reasonably priced and appreciation is expected to rise sharply in the next 3-5 years.

3. Expenses for investors ( property taxes, management, etc.) are relatively low, so he returns are higher than in most Western European countries.

4. Very convenient income tax scheme for foreigners: which country in the world offers special tax benefits to foreigners for the first 10 years of residence?

5. The Golden Visa for Portugal is still on, but about to be modified, so this is the time to invest if you would like to become a resident. 500k euro minimum investment will "buy" you Portuguese residency!

6. Last but not least: the art and culture in every corner, the delightful warm people, the delicious and very reasonably priced food, they are all creating an international hype that makes investing in real estate NOW, the right time!

Where should your next investment be....?

The San Francisco Bay Area is leading this trend once again and there are tens of coliving spaces all the way from Northern to Southern CA. All this being driven by the need of young professionals to share living spaces because of high rents and the need to connect with others when in a new location.

These last weeks I have been researching suitable locations for starting a coliving project:

1. The San Francisco Bay Area:

Minimum purchase price for 5 bedrooms:                              $ 1,500,000
Estimated gross rental income for furnished unit (annual :    $   120,000
- Advantages: high demand, easy to rent out.
- Disadvantages: high taxes, low returns.

Target renters population: Hi tech young professionals.

2. Austin, TX:
Average purchase price for 5 bedrooms:                                  $ 1,000,000
Estimated gross rental income for furnished unit (annual):     $      60,000

Advantages: hip town, high young incoming migration*
Disadvantages: high property taxes (3%!).

Target renters population: Millennials

3. Phoenix, AZ:
Average purchase price for 5 bedrooms:                                  $  500,000
Estimated gross rental income for furnished unit (annual):     $    48,000         

Advantages:
Fastest growing city in the US!**
Low taxes
Disadavantages: It's hot in the summer (but people still relocate).

Target renters population:
Young professionals, families, 50+ and retirees!

The future of investments is in co living!

Hello friends/followers,

For those who don't know me well, I started my real estate business in the US in 2008 (good timing) and shortly after, in The Netherlands as well. Saw the opportunity of renting by Airbnb and have been doing it ever since.

Now- everybody is in the Airbnb market and restrictions might be coming up everywhere so it's time to move to the next trend- Co Living! The big companies already got it so now it's time for us, smart investors, do the same.

Why is co living the next trend?
- It appeals to all ages: live with age peers and socialize,
- It is affordable,
- Smaller is better (present trend)

Meet THE new investment trend- CO Living!

Dear friends,

As my business partner and me progress in our  "remodel-and- short-term- rental" project,
 I am already fired up by my  next "passion project"!

You might want to research this a bit more as the trend is getting stronger and stronger in Europe and the US*  so this is the exact right time for open minded, innovative investors to join in:


  It is called co living!

Co living is the renting of separate living units by residents ( bedroom, bathroom, kitchenette) and sharing of common spaces (kitchen, living room, dining room, recreation room), thus creating a supportive social environment, potential work collaboration and shared resources.

Why is co living a developing trend in Berlin, Copenhagen, London, Washington DC, San Francisco and Shanghai?


1. Low supply and high prices for rentals in cities for young professionals,
2. Low supply of affordable properties for purchase for young singles or couples.
3. Need for more social connection in the "age of isolation" for all ages,
4. "Traveling nomads" who choose to work and travel the world flock to these properties that allow to meet new friends and get acquainted with the new surroundings easily.
