In the East Valley, where hi-tech companies and ASU are located (Chandler, Gilbert, Mesa, Tempe) property prices are higher, schools have higher ratings and tenants tend to be more stable employment-wise.
In the West Valley, properties and communities are equally well maintained, prices are lower and the demographics are different but ROI is higher.
