These 2 properties can show the differences between those 2 geographic areas which are determined roughly by Highway 17 that crosses Phoenix from north to south.

In the East Valley, where hi-tech companies and ASU are located (Chandler, Gilbert, Mesa, Tempe) property prices are higher, schools have higher ratings and tenants tend to be more stable employment-wise.

In the West Valley, properties and communities are equally well maintained, prices are lower and the demographics are different but ROI is higher.

East Valley:
