After waiting and waiting....and more waiting for additional properties to come up in Indianapolis, I decided to keep waiting but also bring to you fresh opportunities in other locations: Austin, TX and later
Tulsa. OK (I'll be researching that new market in my upcoming trip mid- May).
I have owned properties in the suburbs of Austin for the last 8 years. Prices didn't appreciate a lot since I started buying there, but they didn't drop during the bad recession either. Veeeeeery stable!
My tenants have always been great, average rental time 2-3 years, mostly young couples with or without kids, with or without dogs...:-).
Houses are newer and in good condition, cash-flow is quite good.
Austin is an energetic, young and vibrant city ( had lots of fun visiting there with my daughter two months ago) and although prices are higher than in Indianapolis, they are lower than in Phoenix and the ROI is over 7%!
Rate of unemployment: 5%!!!
