Thanks to all of you who have been following (and listening) to what I have to say and recommend.
Those of you who invested in Phoenix based on my advice, are very happy with the appreciation there- right?
Those of you who invested in Austin based on my advice are happy with the cash-flow- right?
Those who invested based on my advice in Indianapolis are happy with the cash-flow-right?
So please listen to me again- you"ll see this in the news in 2-3 months time but I see it NOW happening all over!
The rules of the game are changing and real estate investments are not about cash-flow any longer!
The old model is out!
The new model is appreciation!!!
Because:
1. Rents are staying stable but values are going up,
2. Interest rates have started going up so you"ll be paying more for your loan pretty soon!
3. Young Americans are getting back into the work force, able to buy again so demand will keep rising with the improvement in the economy,
4. Many of 65 million retirees in the US are downsizing and moving, more demand for the "small units" market.
That is why I am choosing to move my real estate investments now into high appreciation areas
and smaller units.
Would you like to join me??? Some of you already have!
I just bought this condo for $130,000 jointly with a friend and we expect it to be worth $200,000 in 30 months! The rent will make it cash-flow "only" 6.5% but is it worth the appreciation???
